Office Carpet Cleaning in Glasgow

Office carpet and carpet tile cleaning across Glasgow, done out of hours so nobody loses a working day. RAMS and £5m insurance supplied. 07342 840056.

Priced per m² after a free survey · Out of hours at no premium

Office carpet cleaning in Glasgow is priced per square metre after a free site survey, with no premium for evenings, weekends or overnight work. Carpet tiles and open-plan floors that have to be back in use quickly are cleaned by low-moisture encapsulation, which is walk-on dry inside an hour; heavily soiled floors get full hot water extraction and two to four hours with air movers. Method statements, risk assessments, COSHH data sheets and our £5m public liability certificate are supplied before the first visit.

An office floor is the first thing a visitor forms an opinion from and the last thing anyone in the building notices. Grey traffic lanes from the door to the lift, dark patches under every desk, entrance matting that has given up — it reads as an organisation that has stopped paying attention, which is not the impression anyone is paying rent for.

We clean office carpet and carpet tiles across Glasgow — single floors, whole buildings, serviced offices, co-working space, call centres, schools, surgeries and care homes. Almost all of it happens after 6pm or at a weekend, so nobody loses a working day.

Encapsulation or extraction — and why it matters to your downtime

The single question that decides how an office clean is done is how long the floor can be out of use.

Low-moisture encapsulation works a crystallising polymer into the pile. It surrounds the soil, dries into a brittle crystal, and is vacuumed away at the next cleaning round. Very little water is involved, so the floor is walk-on dry within the hour and desks can go straight back. It is the right choice for scheduled maintenance and for any floor that has to be usable the next morning.

Hot water extraction is the deeper clean — it reaches the base of the pile and removes what encapsulation leaves behind. It needs two to four hours with air movers running. It is the right choice for a floor that has not been done in years, for heavy soiling, and for the annual restorative clean.

Most contracts we run use both: encapsulation quarterly or half-yearly, full extraction once a year. That costs less over three years than extraction every time and keeps the floor looking consistently better than either method alone.

What we clean in a commercial building

  • Open-plan office carpet and carpet tiles, including the detail work under and around desks that a quick pass always misses
  • Meeting rooms, boardrooms and reception areas
  • Entrance matting and the first few metres inside the door, which carry a disproportionate share of all the soil in the building
  • Corridors, stairwells and lift lobbies
  • Commercial upholstery — reception seating, breakout furniture, booth seating and office chairs
  • Schools, nurseries, GP surgeries, dental practices and care homes, where the sanitising specification matters as much as the appearance
  • Serviced offices and co-working floors between tenancies

Paperwork, insurance and access

Before the first visit you get a written method statement and risk assessment, COSHH data sheets for every product we will bring on site, and our £5m public liability certificate. Facilities managers and building landlords generally need all four before permitting a contractor, and we would rather send them unprompted than hold your booking up.

We work to building access procedures, sign in and out, and can work alongside your own security or out-of-hours protocol. Our technicians are IICRC-trained and we carry treatment-risk cover as well as public liability — the distinction matters, because public liability covers damage to the building and treatment risk covers damage to the thing we were hired to clean.

Pricing and contracts

Commercial work is priced per square metre following a free site survey, because a 400m² open-plan floor with carpet tiles and a 400m² floor of cellular offices with wool broadloom are not the same job. Contract rates apply to anything on a schedule, and there is no premium for evening, weekend or overnight work on contract — out of hours is simply when commercial cleaning should happen.

Invoicing to 30 days is standard. One-off deep cleans are quoted as a fixed figure before we start, exactly like our domestic work.

Carpet tiles: the thing worth knowing

Carpet tiles are usually a hard-wearing, low-pile, solution-dyed nylon or polypropylene, which is why they survive an office floor. The useful consequence is that they are extremely tolerant of cleaning — they do not shrink, the colour does not run, and they take repeated encapsulation well.

The other useful consequence is that badly damaged individual tiles can simply be swapped. If a handful of tiles are burned, stained beyond recovery or torn, replacing those tiles costs a fraction of re-carpeting and we will say so rather than quote you for cleaning something that will not come back.

Office Carpet Cleaning in Glasgow — your questions answered

How much does office carpet cleaning cost in Glasgow?
It is priced per square metre after a free site survey, because floor type, soiling level, furniture density and access all change the job substantially. We give you a fixed written figure before any work starts, and contract rates for scheduled maintenance. We will not quote a per-m² rate down the phone for a floor we have not seen — anyone who does is going to revise it later.
Can you work outside business hours?
Yes, and it is how most of our commercial work is done — evenings, weekends and overnight, at no premium on contract work. We sign in and out to your building procedure and plan the route through the floor so no area is ever cut off while people are still working.
How quickly can the office be used again?
Within the hour with low-moisture encapsulation, which is why it is the method of choice for scheduled office work. Full hot water extraction needs two to four hours with air movers running, so it is normally done at the end of a week. We will tell you which method your floor needs and what that means for your downtime before you book.
Do you supply RAMS and insurance documents?
Always, and before the first visit rather than on request — method statement, risk assessment, COSHH data sheets and our £5m public liability certificate. We also carry treatment-risk cover, which is the one that applies if a contractor damages the floor itself rather than the building.
Do you clean office chairs and reception seating too?
Yes. Commercial upholstery is cleaned on the same visit — office chairs, breakout and booth seating, and reception furniture. Fabric is fibre-tested and cleaned by low-moisture extraction; anything leather is cleaned and conditioned. Doing it alongside the floor is substantially cheaper than a separate visit.
Which areas of Glasgow do you cover?
The whole of Glasgow city plus Greater Glasgow, Renfrewshire and Lanarkshire — from the West End and Southside out to Paisley, East Kilbride, Bearsden, Motherwell and Kilmarnock. There is no travel surcharge anywhere on our coverage list.
