Carpet Cleaning in West End

G11, G12, G20 · No travel charge · Dry in 2–4 hours

Carpet cleaning in the West End starts at around £30–£45 a room with a £60 minimum call-out, and most bookings are covered within two to four working days. The job here is usually a tenement flat with carpet laid over original floorboards, so we work at controlled moisture and carry portable extraction up the stair rather than running a hose through a close.

Tenement flats around Byres Road and Hyndland were built long before anyone thought about protecting a carpet from a close-mouth full of wet shoes.

We clean a lot of West End student flats and Victorian conversions near Kelvingrove Park — high ceilings, narrow stairwells and original floorboards under the carpet. Our portable extraction units carry up three flights without blocking a close, and we hand-detail edges where a truck-mount wand cannot reach.

The housing we clean in West End

The West End is dominated by Victorian and Edwardian tenements — four storeys, stone stairs, and flats converted into student lets, HMOs and family homes in roughly equal measure. Carpet here is usually a later addition laid over original floorboards, which changes everything about how much moisture it can take: there is no concrete subfloor to absorb an over-wet clean, just boards, a gap, and somebody's ceiling below.

What we are actually booked for in West End

Student flat and HMO turnovers around Byres Road

July and August are solid turnover work. Letting agents in the West End inspect hard, and a hallway traffic lane is the single most common deposit deduction we see quoted. We clean to a dated receipt you can forward straight to the agent or deposit scheme, and we can usually fit a four-bed HMO into one morning if the flat is cleared.

Wool carpet in Hyndland and Dowanhill conversions

The larger conversions off Hyndland Road tend to have proper wool carpet, often original to a 1980s or 90s refit. Wool browns if it is over-wetted and shrinks if it is cleaned hot and left damp, so these get a controlled-moisture pass with a pH-balanced wool-safe pre-spray and air movers running before we leave.

Stairwell and close carpet for West End factors

Shared closes with carpeted upper landings are common in the conversions. We work these outside peak hours so nobody is stepping over a hose, and we price a close as one job rather than per flight.

Parking, access and getting the van to you in West End

Loading on Byres Road and the streets off it is genuinely difficult — permit zones, narrow one-ways and almost no unrestricted bays. We run long hose reels from the van so we can park legally a street away rather than block a lane, and our portable extraction units go up three flights without needing the van on the kerb. Tell us the floor when you book and we will bring the right kit.

Local landmarks we work around: Byres Road, Hyndland, Dowanhill, Kelvingrove Park, Ashton Lane, Great Western Road and the university quarter.

Services available in West End

To be clear about what we are: we clean soft furnishings — carpets, rugs, upholstery and mattresses. We are not a domestic housekeeping or office contract cleaning company, so if you need someone for weekly cleaning we are the wrong call and will say so rather than waste your time.

Where we clean in and around West End

We cover the whole of West End and the surrounding streets, including postcodes G11, G12, G20. Domestic, rented, HMO and commercial property all welcome — landlords and letting agents get a dated receipt for the deposit scheme as standard. If your street is not one we have named, get in touch with your postcode and we will tell you straight away rather than guess.

Nearby areas we also cover

The West End runs into Partick at one end and Kelvinside and Maryhill at the other, and we are usually in all four in the same week.
